There is almost no difference. However, adding ‘could’ implies that there is something specific (and non-obvious) preventing you from living in a large house.
For example saying ‘I wish I lived in a big house’ makes it fairly obvious that the limiting factor is probably cost.
However ‘I wish I could live in a big house’ implies that maybe you have enough money but you wouldn’t be able to maintain it or something.
