Pergunta sobre Castelhano (Espanha)

What's the difference between "ha sido" and "ha habido"? I know the literal difference, but what I need help with is usage. I don't mean for things like events, but things that have happened over time. How would you say "this establishment has been the foundation for higher education since the 1900s/for a long time."?

For things like "have been doing something for x amount of time," I was taught to use llevar + gerund: for example, "lleva enseñando desde años." I was never taught when to use ha sido or ha habido and how it differs from "lleva enseñando," etc.
