Questions about example sentences with, and the definition and usage of "Tienes"

A: An interesting question! These seem to be completely in context. Verbally, they are exactly the same. However, context changes them. For example, I am looking for you. When I find you, "Here you are!" (Aquí estás)
Another example is you are at a restaurant. The waiter brings your food and says, "Here you are!" - but this really means "Here is something for you."
It's because native speakers like to use shorter similar phrases when possible. Maybe we're lazy? When I understand something I can say, "I understand" but it's shorter and easier to say, "Got it!"
