I would avoid using the word “problem” , because for now, it’s simply an issue between two parties. It becomes a problem when you have to take a tenant to court.
I will say that in the state of Texas, if a landlord does not want to give a tenant the option to renew the lease, the landlord must give the tenant at least 60 days written notice prior to the end of the lease period. The more advanced notice you can give the tenant, the better you look in court if the tenant takes you to court. However, it has been my experience that too much advanced notice gives the tenant more time to trash/damage your property.
